Shingle Roof Cost in Los Angeles: What Asphalt Really Runs

An asphalt shingle roof replacement in Los Angeles runs $9–$13.50 per square foot installed. For a representative 2,000 sq ft one-story home with a two-car garage, that comes to $24,000–$35,300 total. Shingles are the least expensive full re-roof in this market, which is why they cover more LA homes than any other material.

Cheapest does not mean simple, though. Where your project lands inside that range depends on which shingle you pick and on the condition of your roof. Estimates vary by roof size, pitch, and product grade. And if a national cost guide quoted you less for shingles, it was quoting somewhere other than Los Angeles: LA labor and disposal push real bids above national averages.

Three product tiers

Three-tab shingles anchor the budget end. Flat, uniform, and rated around 20–25 years on paper, they’re increasingly a rental-property and budget-flip product; many manufacturers are quietly phasing them out.

Architectural (dimensional) shingles are the default quote in LA today, laminated double-layer shingles with a shadowed, dimensional look and 30-year-to-”lifetime” ratings. For most owner-occupied homes they’re the value sweet spot.

Designer and cool-roof lines sit at the top: heavier shingles that mimic shake or slate profiles, and reflective “cool” granule products that help satisfy California Title 24 energy requirements, a code point that matters on many LA re-roofs and that some low bids conveniently ignore until inspection.

What pushes a shingle bid up

The LA caveat: sun

Asphalt is an oil product, and the same UV that fades your car’s dashboard bakes the volatile oils out of shingles. In LA’s sun, a “30-year” shingle frequently delivers 20–25 real years. That is still respectable, but it matters when you weigh lifetime cost. Longer-lived options cost more upfront: Spanish tile at $38,100–$77,600 or standing-seam metal at $49,400–$73,400 on the same reference home. The tile vs. shingle comparison runs that trade-off both ways, and how long roofs last in Southern California covers lifespan by material.

Reading a shingle quote like a contractor

A complete LA shingle bid should name the exact product line (not just “30-year dimensional”), state the measured roof footage, and itemize tear-off and disposal, new synthetic underlayment, drip edge and flashing replacement (not reuse), ridge ventilation, the permit, and a per-sheet price for deck repair. If any of those are missing, the low number at the bottom isn’t the number you’ll pay.
